    If you are looking for a buy to let mortgage, there are literally hundreds of buy to let mortgage deals available from a huge range of lenders – in fact, buy to let mortgage deals are fantastic at the moment, but only if you have the right deposit and you meet the lender’s strict criteria.

    What many investors don’t realize is that there is a difference between the mortgage deals available for the seasoned investor (those with 5, 10 or even more properties in their buy to let portfolio) and the novice or inexperienced investor who has just started their investment journey.

    For experienced investors with a large investment property portfolio, lenders will treat them as a ‘professional’ landlord even if property investment is not their main profession. Lenders will often have a ‘cap’ on how many properties an investor can have before they will no longer lend to them. For example, Abbey has launched a great buy to let mortgage product but their criteria is that investors cannot have more than three investment properties. It may seem illogical, as you would think lenders will value experience when it comes to property investment, but they will see you as a higher risk. The Abbey deal is very competitive and certainly worth looking at – but only for those with a small portfolio.

    The key here is to talk to someone who understands property investment, not just mortgages, and has experience in moving forward if they want to buy three or more properties. I can help you find the best available mortgage deal if you have a large property portfolio.
